Garden Room Extension

Opening formed through the existing rear wall The clients wanted to extend their semi-detached property with a contemporary garden room that would serve as a home office by day and a relaxed entertaining space in the evenings. The key requirement was maximum natural light and a seamless visual connection to the garden, without losing the existing patio area. Planning approval was already in place when Claremont were appointed.
Base course ready for the steel frame With the rear elevation opened up, our team poured new strip foundations and constructed the blockwork base course before installing the structural steel frame that would carry the glazed roof system. The existing drain runs were diverted and a new DPC course tied cleanly into the host building. Precision at this stage is critical — a fraction out of level here creates problems across every trade that follows.
Glazing installation in progress The structural glazing system — triple-track aluminium sliding doors spanning the full width and a pitched polycarbonate roof panel — was installed by our specialist glazing contractor under Claremont supervision. All units are argon-filled double-glazed to current thermal standards. Underfloor heating was laid beneath the screed before the final floor finish was poured.
Handover day — the finished garden room Internal plastering, LED perimeter lighting, and engineered oak flooring completed the space. Our decorating team finished walls in a warm stone emulsion chosen by the clients from our material samples. The result is a room that feels like a natural extension of the home rather than an afterthought — warm in winter, cool in summer, and filled with light all year round.
